The Reserve at Tequesta: New Construction Townhomes in Jupiter, FL Area

There's something about the northern stretch of Palm Beach County that keeps pulling buyers back. The beaches, the boat clubs, the marinas, the restaurants along US-1, it's a coastal lifestyle without the Miami price tag. But here's the thing: if you want brand new construction in an established area like Tequesta or Jupiter, your options are limited. Most of the new builds are happening farther west, not in these older coastal pockets.

That's why The Reserve at Tequesta caught my attention. It's Tequesta's first new home community since 2022, and it's offering 3-bedroom townhomes starting in the low $800s. For buyers relocating to Palm Beach County or downsizing from a larger single-family home, this could be exactly what you're looking for, or it could be the wrong fit entirely. The difference comes down to how you evaluate the home site, what's actually included in the price, and whether a townhome in this location makes more sense than a resale single-family house nearby.

I'm going to walk you through what makes this community different, what I think buyers should pay close attention to before choosing a home site, and who I think will find the best value here.

The Reserve at Tequesta: New Construction Townhomes in Northern Palm Beach County

The Reserve at Tequesta is being developed by DeVosta, a builder with a long history here in South Florida. DeVosta is advertising this as Tequesta's first new home community since 2022, and that tells you something about the market. There simply aren't as many opportunities to buy brand new construction in these established coastal communities as there are in western Palm Beach County.

The community features townhomes with a coastal Key West-inspired architectural style, and I think that design fits the location really well. These are 2-story townhouses with 3 bedrooms, 2.5 bathrooms, and 2-car garages. The homes range from approximately 1,892 to 1,989 square feet depending on the floor plan. There are only 2 floor plans currently being offered: the Centerville and the Greenville. So instead of having a huge selection of dramatically different homes, you're really choosing between 2 fairly similar layouts, your preferred home site, and the finishes and upgrades available. And that's where I think buyers need to spend some time doing their homework.

One of the advantages of buying into a new community is having access to amenities without necessarily having to maintain them yourself. DeVosta is planning a resort-style swimming pool with a rock waterfall, a spacious sun deck, cabana, outdoor summer kitchen with a barbecue grill, a fitness room, and a playground. For a community of townhomes, I think that's a nice amenity package. It's enough to give residents somewhere to relax, exercise, or spend time outside without creating the feeling of a massive master-planned development.

Another important detail: this community is being advertised with no CDD. CDD stands for Community Development District. Some newer communities use these districts to help fund infrastructure, and buyers can end up with an additional annual assessment as part of their property tax bill. The Reserve at Tequesta is advertised without a CDD, but you will have an HOA, and that's something we'd want to review carefully, both the monthly cost and exactly what services are included. Because when you're comparing a townhome to a single-family house, you really need to look at the total monthly cost of ownership, not simply the purchase price.

Why the Location Matters: Proximity to Beaches, Boating, and the Jupiter Lifestyle

If you enjoy boating, fishing, paddleboarding, or simply spending time around the water, this is a fantastic part of northern Palm Beach County. And the other thing I love about the Jupiter and Tequesta area is that you don't have to own a waterfront home to enjoy the waterfront lifestyle. You have boat clubs, marinas, waterfront dining, and public beach access all within the surrounding area. So even though The Reserve itself is not a waterfront community, you're getting proximity to many of the things that make coastal South Florida living so appealing.

You're also close to some of our favorite restaurants and entertainment options around Jupiter. Harborside Place, the Jupiter Inlet area, local restaurants along US-1, and plenty of everyday shopping and services are all nearby. And for buyers relocating here, I think that's really important. It's one thing to fall in love with a beautiful house, but it's another thing to find a location where you're going to enjoy living every single day. That's what I would focus on here.

The trade-off is that this community is located along US-1, a major roadway. That means convenience, you're close to everything, but it also means traffic exposure. How much that matters depends on which home site you choose, and I'll get into that in a minute. But the location itself is one of the biggest selling points. You're in an established coastal area with immediate access to the lifestyle people move to northern Palm Beach County for.

What Your Money Buys: Floor Plans, Pricing, and Finishes

DeVosta is currently advertising The Reserve at Tequesta starting at $809,990, and there are 2 floor plans. The first is called the Centerville . The first floor has an open-concept layout with the kitchen, dining, and living areas connected. Upstairs, you've got the primary suite and 2 additional bedrooms. This is the kind of layout I think works well for buyers who don't necessarily need a huge house but still want comfortable living space and room for guests or a home office. And having a 2-car garage is a major benefit compared to some other townhome options.

The second floor plan is the Greenville . This one is slightly larger at approximately 1,989 square feet with the same 3 bedrooms, 2.5 bathrooms, and 2-car garage. The Greenville starts at approximately $834,990, and here's where I would encourage buyers to think about the difference between square footage and functionality. We're talking about roughly 100 additional square feet between the 2 base plans. That's not really an enormous difference, so I wouldn't automatically assume that the larger home is the better choice.

I would compare the room dimensions, kitchen layout, storage, primary suite, and how each home uses its available space. Because when you're buying a townhome, a well-designed floor plan can be much more important than simply having another 100 square feet. And without complete model home tours available yet, the best way to evaluate these 2 layouts is to look closely at the builder's floor plans and the actual homes as they become accessible.

Construction Features and What's Actually Included

One of the things DeVosta is highlighting on its currently advertised homes is impact-resistant windows. For South Florida buyers, that's an important feature. They're also advertising metal roofs, 8-foot interior doors, and available homes with upgraded kitchen appliances, cabinetry, countertops, flooring, and stair railings.

The important thing is to understand that not every advertised finish is necessarily included in every home. Some homes may already have a complete design package selected. Others may still offer buyers the opportunity to make certain design choices, and that's something we'd want to compare before deciding which home represents the best value.

I always tell buyers that one of the biggest mistakes you can make with new construction is assuming that everything you see in a model or rendering is included in the advertised price. That's rarely the case. So before you get too excited about the finishes, let's understand exactly what's standard, what's upgraded, and what you're actually paying for. And even though these homes are brand new, I would still recommend an independent home inspection before closing. New construction should always be inspected.

Why the Home Site Matters More Than You Think

Here's something I would spend a lot of time evaluating if I were purchasing here: the home site. When you're buying a townhome, you're not simply choosing a floor plan. You're also choosing your location within the community, and that can make a meaningful difference in how you enjoy the home.

I'd want you to understand what's behind the property. Are you looking toward another building? How close are you to US-1? What's the traffic exposure like? How convenient is your location to the community amenities? And how much privacy do you have from your outdoor living area?

These are important questions, particularly in a community that's located along a major roadway, and they're also things that you can't change after closing. You can always update a kitchen, replace flooring, but you can't change where your home sits within the neighborhood. I would absolutely evaluate these differences before deciding which home site offers the best value.

Who Should Consider The Reserve at Tequesta

I think the ideal buyer for The Reserve at Tequesta is someone who really wants the Jupiter and Tequesta lifestyle. Maybe you're relocating from another state and you love the idea of being near the beach, boating, golf, restaurants, and all the other things that make northern Palm Beach County special, but you're not necessarily looking to purchase a large single-family home or a condo. Or maybe you're already living in Palm Beach County and you're ready to downsize from a bigger property without giving up quality finishes, a garage, and comfortable living space.

I can also see this appealing to buyers who specifically want new construction and don't want to take on a major renovation. That's really the trade-off here at this price point. You could certainly look at resale single-family homes in other parts of Jupiter, Tequesta, or Palm Beach Gardens, but those homes may be older, they may need updating, and they may come with larger maintenance responsibilities.

So the question isn't simply whether you'd rather have a townhome or a single-family house. It's whether you place more value on new construction, a manageable home, community amenities, and this particular coastal location. For some buyers, I think that combination will make a lot of sense. For others, we'd probably want to compare a few resale options before making a decision. And that's exactly how we like to help our clients evaluate communities.

Final Thoughts: Is The Reserve at Tequesta Right for You?

I don't think the biggest story here is simply that DeVosta is building another townhome community. It's that buyers now have another opportunity to purchase brand new construction in an established coastal area of northern Palm Beach County. You have the beaches, boating, restaurants, golf, and everything people enjoy about the Jupiter and Tequesta lifestyle nearby. You're getting a 3-bedroom townhome with close to 2,000 square feet of space, a 2-car garage, and a community amenity package. And you're doing it all at a starting price in the low $800s.

For buyers who want that combination, I think The Reserve at Tequesta deserves a closer look. But as I mentioned earlier, I would pay careful attention to the specific home site, what's included in the price, the HOA expenses, and how these homes compare to the resale opportunities nearby.
